Newmarket is a growing community where higher density types of development are becoming more common. In anticipation of this growth, the Town is working on new Urban Design Guidelines to promote high-quality design developments that will be compatible with the existing community. The Urban Design and POPS Guidelines will encourage creative successful urban design projects for years to come in our community.

A Public Information Centre (PIC) was originally scheduled for April 1, 2020, but had been postponed due to the pandemic.

PurposeThe purpose of the Urban Design and POPS Guidelines is to guide development to have high-quality design and be compatible with surrounding areas that reinforces a healthy, vibrant and complete community. The Urban Design and POPS Guidelines will address a range of building typologies including low-rise/density, mid-rise/density, and high-rise/density. The Urban Design and POPS Guidelines will also provide clarity to the development community by illustrating the Town's expectations for new development.
The Guidelines will help the Town reflect and promote local opportunities, and unique characteristics that define Newmarket, such as the Historic Main Street area and the Urban Centres (Yonge and Davis Drive area).
The Guidelines will also address privately-owned public spaces (POPS) for Newmarket's Urban Centres and ensure objectives of the Official Plan are achieved, while building on new development trends and ensuring an accessible Newmarket.
Process
The Town-wide Urban Design and POPS Guidelines commenced in January 2020, with completion anticipated for the end of Q3 2021. The study will be completed in three (3) phases, including:
1st Phase:
- Review existing Town of Newmarket plans and related studies
- First Public Information Centre to collect feedback from the community
2nd Phase:
- Create draft version of the Urban Design and POPS Guidelines
- Second Public Information Centre to present draft and collect feedback from the community
3rd Phase (we are here):
- Final review of the Urban Design and POPS Guidelines
- Council approval of final Urban Design and POPS Guidelines
- Public release of the Urban Design and POPS Guidelines
